A Broader Point of View
The range is the point.

Most of my clients are straightforward. A family moving up, a first-time buyer, an owner selling a house they have been in for twenty years. That work gets the same rigor as anything else: pricing built on what actually closed, a clear plan for what to fix and what to leave alone, and repairs negotiated instead of conceded. Nothing about a normal transaction makes it less important to the person standing in it.
Most of my business comes from the people I already know—friends, family, and past clients across Greater Sacramento. They hire me because they know I'm looking for the trap doors. My background is in institutional asset management and trustee-sale underwriting, which means I've evaluated hundreds of homes where you couldn't afford to be wrong about the hidden costs. I bring that exact same critical eye to your home search. My job is to point out the expensive problems, give you the solution, and occasionally tell you to walk away entirely if the deal doesn't serve your family.
That range is why the hard files come here — estate and trust sales, pre-foreclosure with a date already on the calendar, divorce, occupied property. But it shows up in ordinary transactions too, mostly as pattern recognition. Working across property management, institutional asset management, and trustee-sale underwriting means I have usually seen the problem in a deal before it turns expensive. 115+ transactions and roughly $62M closed.
